Save On Your Rehab

One of the things that is paramount in renovating houses is saving money.  You need to save as much money as you can on everything without compromising the quality of the work.

  1. Keep a time schedule that is flexible.  Keep in mind that you may be competing against other renovators for trade contractors.  Also, doing renovations during certain times of the year can restrict your ability to negotiate with contractors due to their restricted schedules.
  2. Make sure you get quotes from more than one contractor.  When you are getting quotes, make sure you include materials in the comparison.
  3. D-I-Y.  If you can do some of the work yourself, do it.  Skilled labor costs a lot of money, but not all jobs require skilled labor.  Demolition, painting, landscaping, and flooring are some of the items that do not require skilled labor.
  4. Purchase your own supplies.  Contractors not only charge you for their time, the mark up the materials and pass that along to you as well.  If your contractor will not allow you to do this, you may need to find one that does.
  5. Keep in mind the length of time you will retain the home.  If you plan on having the home for a while, you may want to consider the quality aspect of the materials you use.  Higher quality materials may save you money down the road.

Make sure you keep all of your receipts.  You will need to return items…guaranteed.
